When Insulation Has to Come Out

Insulation removal and replacement is common on the Coast, where storms, roof leaks and humidity take a toll. Insulation soaked by a roof leak loses much of its value and can feed mold. Batts under raised floors sag and grow musty. Attics can host rats, squirrels or raccoons. In those cases the old material should come out before anything new goes in.

How removal works

Loose fill is vacuumed out through a hose into bags or a collection unit outside. Batts are bagged by hand. We seal off the work area and protect the house.

Fix the cause first

If the insulation got wet from a roof leak or plumbing leak, that has to be repaired first. If rodents were the problem, entry points should be sealed; pest control is a separate trade.

Vermiculite

Some vermiculite contains asbestos. If we see it, we stop and recommend testing; if positive, removal is for an asbestos abatement contractor. HomeAdvisor lists $1,190 to $3,255.

Failed foam

Foam that pulled away or did not cure sometimes has to be cut out by hand, which costs more: Fixr lists $1.50 to $3 per square foot, up to about $5 when chipped.

Reinsulate

Removal, sealing and new insulation are quoted as separate lines.

After a storm

When a hurricane or tropical storm damages a roof, the insulation underneath often gets soaked. Once the roof is dried in, wet insulation should come out quickly, before it feeds mold in the attic or the ceiling below.

Under-floor batts

Old batts under raised floors are often sagging and musty. We remove them and replace them with closed-cell foam or new insulation.
